rekey after tenant change
Do we have to rekey each time after old tenant moved out? or do we suggest the new tenant to do so and they chose not to do so, do we still hold liable if something happens?

I have a couple of spare locks and rotate them between properties as tenants move out. When I get a new place I also make sure I have all the doors on the same key. Makes move in much easier. Since this is at the present time this amounts to about a dozen locks in rotation it is pretty easy not to have the same lock on the same house for years and by that point I will probably have new locks to use. I keep track using a spreadsheet what was where.
