@Jeff Kehl That sounds like it should work. Its one of those things that should work in theory, but could potentially have some issues with. I think dealing with local banks on this would be easy, but have you ever had ANY luck dealing with the Wells Fargos of the world? I don't know if I could just call and convince someone there to do something. Everyone at the larger banks basically just says I'll get back to you in a week, there isn't much negotiation, at least in my (albeit limited) experience.

Can you get subject to financing on a foreclosure? Basically the idea would be seller is being foreclosed on and owes 80k, plus 5k fees for the foreclosure. Can I just pay off the fees and then start making payments on the 80k and take over the loan? Is this legal, or is it a state by state thing? Also, does anyone have any experience doing these? Thanks!

If I run a list of equity Owner Occupied through a NCOA agent, and some of the addresses have changed for the people, shouldn't I remove these people from the list? To me this would point towards them having just moved into a new home, which means they are unlikely to sell at a discount. Again this is only for Owner Occupied.

I send out yellow letters every month. I get a decent response rate, but am a big believer that different forms of advertising work on different people. Ivery heard of people doing direct mail with a letter that looks more business-like, and I was wondering if anyone had an an example of one of these that worked for them. I've seen tons of examples of good yellow letters, less so business letters.

Has anyone had success using precancelled stamps on direct mail. They now have ones that look very simmilar to first class stamps. Curious if anyone that used them has had success, as it would cut down my stamps from 49 cents to 27 cents, and stamps are about 35% of my total cost of marketing.

Great to hear. Im currently mailing about 2000 a month, but in my area unless I loosen up my criteria I just cant get enough deals. Closed one and working on the second, but while the mail has paid for itself many times over, Im only getting a deal every 3 months or so with what I send out

Curious if anyone has had success mailing to all equity homes in an area. This would include all forms of extra motivation (divorce, pre-foreclosure, etc) but would also include many people who don't really fall into these categories, and simply have equity. Has anyone had success simply mailing to all equity owners, or do you need to specify the list a little more?

 So if I'm understanding right, the only time there would be delinquent taxes is if the property is beinf foreclosed on? Am I misunderstanding something, because my list doesnt point to that

I have a mailing list of tax delinquent and properties with code violations. Should I mail to all of them, or should I take the time/money to take out the ones that haven't owned the house for very long? I can't cross check with equity so that's about the best I could do. I'm concerned I'll be getting motivated sellers who don't have the equity to sell to me. Is there any way to make money from a situation like this?

I am trying to do some direct mail advertising with properties in my area. My area encompasses five cities that are pretty close to one another. I have gotten code violation lists from all of the cities. They are all in a different format, and NONE of them have a mailing address. How do I sent mail for these properties? Just send to the property itself? Its not really feasible to look up the mailing address of each property, as the list is too large. Was planning on doing postcards for them if that matters.
