I agree with this sentiment. However, the business plan needs to be a little better than a tuant to action.

I've been looking into Baltimore myself so I would welcome a movement to turn around a middle of the road pocket to something desirable, and would be interested in being a part of something like that. Just needs to have some great initiatives, like local resident support, or city support and a good local base of rehab crews in place.

I came here expecting to add some names to a list. I guess no one has started that list yet so I won't be adding any names just yet!

What novice investors and "seminar" wholesalers don't realize is that you need to have a deep understanding of your market and what a truly good deal looks like before you can market a wholesale deal to other rehabbers. 

What really makes me laugh are those that are truly scraping the bottom of the barrel, claiming to have 40 or so wholesale deals on their list weekly, blasting out addresses of MLS listed properties. A lot of them are still active and a lot of the time they are priced lower on the MLS than the wholesaler has it listed for. That lot are a real special bunch. They are like what comes out of the north end of a south bound bull.

Lots of good info on this site like you've probably already discovered. Just keep networking with people here and you will quickly figure out where the best places to invest are. Your top three are almost identical to my top three when I started investing in US real estate about 2010, except I substitute Texas for Las Vegas. I finally settled on Arizona and glad I did.

Was it handed to me via Bigger Pockets? Of course not, It was through countless hours of networking and producing content that others were interested in.

Bigger Pockets is a vehicle to get your message across but you still need to be the one driving the car.

Sounds like you're doing alright and on the right track. Keep it up. It's longevity that will pay off using all those 1%ers.

Regards to SEO, keep your onsite SEO spotless and post a blog post one a week. That's the least you can do at little cost, time or effort.

@Mark Redmann Seo is not as expensive as you think. For example, how much do you spend on direct mail? I spend anywhere from $500 to $1500 per month on that alone. As @Antonio Coleman mentioned, you are still chasing them, even when they call you, you are the one that reached out to them first.

The leads that come in from your online campaigns are like sitting ducks. And you can have a major part of the work handled for you from $200 - $500 per month depending on what you're focused on. When the leads start to come in from that site, you start to wonder why it took you so long to get started. Remember, every investor or wholesaler or realtor is sending out direct mail to these people. With online, the motivated seller comes looking for you. It's a compleatly different conversation/negotiation.

Adwords I've had a love/hate relationship with. Even after taking online courses and following the guidelines they set out, you feel like you're doing something wrong because you're not producing results. Then you start getting conversions, actual leads and you figure you must be doing something right. So you refine, rinse and repeat and all of a sudden the leads come in with more frequency and at lower cost. It's a real trial and error kind of setup Google have put in place which obviously benefits them financially. 

Also, with the many changes Google makes to their ranking algorithm, one of my sites had their rank drop so I started paying higher per lead, so I had to refine some things with onsite SEO and that corrected it and actually made some leads cheaper. Got to stay on top of those updates Google makes. I do absolutely no SEO for my WholesalePropertyAZ.com site because it's just a landing page and it's amazing the cost difference in PPC for that vs some of the other sites. Good SEO definitely helps. Just stay away from those cheap $5 fixes. You will get penalized by Google.

Facebook paid advertising is much the same, but not as costly. I'm really liking the Facebook advertising platform more and it's proving to be better targeted than Adwords PPC. You should be doing both however. Just keep your budgets in check. 

@Antonio Coleman has some great info on his site about Facebook advertising. It's something you can do yourself, but there are some tricks to it that can make it really effective and save you lots of money, and be super targeted.

I've recently started helping some BP guys with their SEO. One is starting to see a dramatic rise in rankings after only 20 days but it usually takes a little longer than that and his Adwords PPC campaign isn't as costly as mine was when I got started advertising in this niche. I think I'll have to put somthing up in the marketplace.
