Newbie So Cal investor looking to work with agents, flippers, etc. anywhere in USA for cashflow

Hi everyone,

I'm new on the forum but I have been a bit of a lurker on here for nearly 5-6 years now off and on. I used to work at realtytrac and prior to that I worked in subprime mortgages so I have a lot of experience with data, number crunching and in fact I also used to work with a lot of the so called real estate "gurus" as well. Needless to say I'm looking to crank things up for myself and I am looking for agents, flippers etc. to work with throughout the country looking for "hot" rental properties. I need agents who can not only find good deals but reliable tenants and can work to show the properties and frankly just get the job done. Basically I'm just looking to work with smart reliable real estate investors on the board.  

I am looking for light to no rehab post 1980 homes. I buy based on value, location and cashflow so I look for lowest sq ft in the area and work from there. I particularly like Texas (Austin, Houston, Dallas, Las Vegas, Arizona, Colorado, Florida, Hawaii). I am also interested to learn about any new residential development areas. I try to keep the price point between $50-70k a property max and multifamily at 50k per door max.
