@Michael Ryan Hey Michael, you'll just want to make sure the title company fully understands the types of deals you're going to be bringing them and that they're comfortable closing / funding those types of deals.

Without knowing how you're structuring your wholesale deals, I can't really give you any advice beyond that.

@Jeff Jenkins Hey Jeff, I have no direct experience with them, but I believe Champions Realty may offer a structure you're looking for. I believe they'll sponsor your license in exchange for a monthly (or perhaps annual) "desk" fee. Not sure if they have any per-transaction fees. Should be enough for you to be active and join HAR to get access to the MLS, etc. Best of luck!

@Curt Smith Hey Curt, these terms are available on properties purchased outside of New Western. However, we're not currently set up to lend in Georgia yet. Our New Western Office in Atlanta has been up and running since January though. I'll have one of our agents in that office follow-up with you.

@David Beard Hey David,

When I'm saying owner-finance, I'm meaning as an exit strategy for an investor once the property is fully rehabbed.

That said, we do offer investor financing through Sherman Bridge Lending. This particular deal would work well with our Total Landlord Solution:

We'll loan you up to 70% of ARV on a 3-Month term @ 9.99% interest only with a 3 point origination fee; guaranteed re-finance into conventional financing at up to 75% LTV (currently around 4.75% on a 30-year fixed term). We average about 70 days from the date you close on the first loan until the date you close on the re-finance.

I'd be happy to give you more information if this is something you'd be interested in.

@Joshua Dorkin Hey Josh, that's the one that was created by another of our agents who's in our Ft. Worth office. I'm honestly not sure which one was created first. I made a company profile when I got fully active on the site and we had a few agents attached to the one I made. Is there any way to recover that company profile that I created on the backend?

Hey guys,

It seems that the company profile I made for New Western Acquisitions has disappeared.

Was just curious if a moderator could look into that for me.

Just want to know if it can be restored or if I need to create a new one.

There is still a NWA company profile, but it was created by another agent in our Ft. Worth office and is a bit out of date.

I noticed this because our logo is no longer showing up in my forum signature...
