Interviewing Title Company

Michael Ryan
  • Houston, TX
Posted

I am a new investor and I recently had a title company that called me off one of my bandit signs. I have yet to build a strong relationship with any title company, so I called the guy back and am meeting with him tomorrow morning. His basic pitch was we want to close your deals and can help you find more houses to buy.

I was wondering if anyone could provide some wisdom and/or good questions to ask tomorrow to feel out if this would be a good title company. I am mostly looking for a title company to handle my wholesale deals here in Houston, tx.

@Michael Ryan -

I agree w/ @Account Closed . A title company can get a great win-win relationship. In exchange for you closing your deals w/ them, here's what they may be able to provide (I've gotten these from a title company):

  • Data list to use for direct mail-free or greatly discounted.
  • Printing services for free or deeply discounted-I use this for flyers to distribute to agents.
  • List kit/trio on properties you're conducting due diligence on.
  • Help clarifying title issues on properties in default prior to closing.
  • I've even wholesaled a deal to the owner of a title company.

I'm sure there are more, but you get the idea.

Also, as a general rule in my business, I meet with people at least once to see how we can help each other. You just never know.

Hope that helps!
