We're looking for mid-size properties (20-80) units in IN and KY and the market is crazy right now.  I agree that there isn't much room for error when we're forced to buy at 2017 prices.  I think the only play is a long term hold.  Values are going to come down as interest rates rise, so over the short term, your equity is going to be impacted.  There are still deals to be had, it just takes forever to find them.  And they're still too expensive!  Good luck!

Sounds like the house hacking is a no brainer!  My husband and I are house hacking and love it.  I didn't dig deep into your numbers, but if you're cutting your out of pocket in half, you're well on your way to financial freedom!

You like the area?  I'm with Teddy, just make sure that it cash flows well after vacancy, repairs and maintenance, etc.  Those are really decent terms for a seller carry.  Good luck!

Hey!  You're in Indy?  Those are pretty high rents for the east and west sides of town.  I have found that some of my more expensive units take longer to rent out.  Do you think they're priced well?  If so, they shouldn't take more than 4-6 weeks to lease.  I usually hope for a quicker turnaround than that!

Don't worry about LLCs until you have more property.  I know there is risk there, but there are lots of benefits to holding in your own name too (mortgages & insurance are much easier).  Good luck!

I vote for house hacking!  Much less risky than flipping.  Stay in the market.  Look at everything.  Don't get discouraged.  When the right deal comes up you'll be ready to move quickly.  This is a tough market to buy in but house hacking is a great strategy and worth the wait!

Hey!  I'm not in Boston and don't have any deals there, but am house hacking!  Best play ever.  We're in a seller's market.  Its hard to find anything worth buying.  Stay in the market.  Look at everything out there.  Don't get discouraged.  Let me know if you have any questions about house hacking....
