House Hack should I go with this one?

Hello BP,

I'm new to the site, roughly 2 weeks and have already absorbed a great deal of information, thank you all for that.  My first post, so here it goes....... 

I started investing about 8 years ago, did some flips that did ok and kept on to 1 rental property as well as buying my current primary home.  Then life hit, I got out of the game for a while but now back in. 

After joining this site I started looking into MF instead of just SFR. Low and behold I found a Duplex that I'd be willing to move my family into to make the sacrifices needed to reach our goals. Which is retire from my 9-5 job in 10 years.

So, with this in mind I did the below rental analysis.  My gut is telling me to get this deal done, however since I'm new to house hacking I would like any bit of feedback from the experienced pool of users on BP.   

I am in negotiations at this time and price will be anywhere between 300-330k, numbers above are for 300k purchase.  Trying my hardest to stick to the 300 but might have to go up.  Cash buying investors are killing me with their offers right now, HOT Sough Florida Market, but the seller is the original owner from 1973 who would rather not sell to investor all else the same. 

I can't do FHA because I'm turning my current Primary into rental and live within 100 miles of the new primary so no go I have to do conventional and come up with 15% + closing costs + 6 months reserves showing for my current primary I'm going to rent + rehab costs.

I set up the calculator with myself paying rent into the property, then Subtracted the monthly cash flow from my rent payment it leaves me a balance of 930 a month I pay to live in the duplex. Currently in my primary house, which as mentioned I'll be renting out, I pay 1900 to live in.  In essence my monthly bill to live in the duplex will cut my personal expense of housing nearly in half.

So BP, looks good or save the time and hassle to go for a cheaper duplex not house hacking?  I went be living for free but it will be a big money saver month to month until I can cash back out my money.  Thank you ahead of time for the feedback, sorry for the long story.
