There's no discount when the house isn't listed and the two parties are known before the transaction?
I don't know what a pre-existing relationship between the buyer & seller would have to do with their price to do a title search.
Did you figure out how much the statutory fees/taxes are?
I have not, trying to get a new lender and RE agent.

Hi all!!
I've been toying with the idea of re-starting our local Northern Virginia/Alexandria Meet Up Group again and am wondering if there's any interest? Here's why...
In addition to just connecting (which we've all not done much of lately), there are a lot of topics we can chat about and work through.
COVID legislation is going to continue to provide a lot of opportunities going forward; the biggest opportunities based on market trends; dialogues to get conversations started; etc
In fact, lately, we've seen a bunch of sellers across the DMV who do not want to list their property formally, but do have tenants in place... also, very tricky with COVID, depending on the jurisdiction. With the legislature changes on July 1st, how does that affect the way you buy a property with tenants in place?
If you're interested in getting together (with a socially distant group) to chat about these things, I'm in for hosting it. I'm thinking that the best place will be at one of our locations that offers ample (and free) parking.

I'm biased, but it's always worth working with an agent who knows what to look for with regard to investing. All will tell you they do, but you need to interview and ask them if they're investing too.
