@Patrick Ryan hi Patrick. Most of what you're looking for is being sought by a lot of others, but duplexes and MF's are few and far between in Northern VA... at least those that might be for sale. When they do become available via costar, MLS, or direct contact, they're usually a lot more work than the normal investor is willing to undertake bc the starting cap rate is on the low side. If you'd like to chat more, I'm happy to talk.

@James Dunlop I hosted one in Alexandria on Wednesday nights through the Fall & Winter. The start of the spring season has made planning them a bit more challenging. I plan to start them up again starting May/June. Traffic has always been the major challenge & with the metro south of DCA shutting down this summer, I might have to only have meetups on Sunday morning. Thoughts?
