Off Market in Northern VA

Hi BP! I am new to RE investing and have a few buyers that are looking for distressed/fixer uppers in the Northern VA area. I wanted to get input on the best way to find off market deals in this area. Is it best to work with an agent or go driving for dollars? With me living in the Richmond area, driving for dollars isn't very likely.
