100% but rarely are ones that fit in the DC area if all you have left is the 1031 boot and there aren't any properties that fit your strategy. I think a DST is a great holding location until a more active one pops on the market.

This course is approved by the Commonwealth of Virginia to fulfill the classroom prerequisite for taking the real estate examination with Psychological Services, Inc. (P.S.I.) for salespersons. It has been designed especially for individuals planning a career in real estate.

This live class will be presented via Zoom. Students are responsible for making sure their device is compatible and that the camera is in working order before the start of class. We do not recommend using a cell phone for this course.

The Virginia Real Estate Board(VREB)/DPOR requires you to be visible on camera throughout the course at all times. Students are expected to attend as if this class was in-person, in a classroom. (ie: no laying in bed, no driving during class or being driven, doing personal business, working out, getting hair done, watching tv, etc.) The classes are monitored, and any violation can result in a lack of credit for the class and/or termination from the program.

All classroom sessions must be completed before the final exams can be administered. If a student misses a class/session, arrangements must be made with the instructor to make up for the same class/session missed. If a student is absent, arrives late, or leaves early, they will not receive credit for that class/session and must make up the session within 90 days/3 months of the first scheduled date of the class. If a student doesn’t make up the missed class/session or take the exam(s) within 90 days/3 months of the first scheduled class date, they must pay to re-take the entire program again, as no information will be electronically submitted to PSI Examination Services. Course attendance does not require nor guarantee affiliation with Long & Foster® Real Estate, Inc.

2 bed, 1.5 ba condo in Alexandria. Decent place, condo fee low for ALX, pool community, 2 parking spaces. Owner bought for $24k and sold for $180k, had same sec 8 tenants for almost the whole time.

I'm going to be putting my 2023 schedule together for Real Estate Licensing Classes in Virginia and Florida.

I'm currently in Alexandria, VA, and will likely be teaching the Virginia courses on Zoom and the Florida courses in Old Town. There's a Florida technicality for teaching in-person vs zoom, but there have been a lot of requests for Florida, apparently.

Nothing will start until January 2023, but it's good to get it on your calendar now.

I will also have some starter investment classes for anyone who wants to get their feet wet in the investing space.

I don't know how many of you are having an issue finding like-kind properties for a 1031, but if you're interested in trying out a DST (Delaware Statutory Trust), I'd be happy to connect you with an SEC-licensed broker to find a good DST.

Clearly, there are guidelines and min. investment amounts, but it is a great way to shed that 1031 boot or to avoid Tenants, Toilets, and Taxes.

Just yell. 

More options are better than fewer & if a bunch of people are interested, maybe a zoom would be fun.
