Hi everyone. I have been renting one of my homes through the voucher program in Atlanta. Things started off smooth but to make a long story short, I decided not to renew my tenants lease. They are supposed to be out this Friday and now saying they have nowhere to go so if I don't extend the lease then they are just going to stay and go through the process. This literally just happened a few moments ago. I have avoided conflict with the tenants over the last 60 days to include not showing the house but have contractors and showings scheduled for next week. I have contacted the AHA but was hoping for some guidance from anyone else.

Hello. I am looking for someone that knows Georgia and federal tax laws, incentives, opportunities and everything else on how I should structure my rental proprieties. I have 3 properties and a 4th that is Attached to my primary residence But it has its own kitchen and the entrance and I would consider it a fourth rental property. I am NOT just looking for someone to do my taxes but i need the guidance moving forward as I also recently acquired 11 acres in Puerto Rico and the plan is to build there and continue to acquire here to add to our GA portfolio. I need some sort of tax attorney or CPA with a focus on our industry. Any help would be greatly appreciated.

@Jay Sheth I agree with most of the comments here. Be cautious of bad rehabs! Cosmetically they might look great, but the ones here in Atlanta are mostly covering up issues. It’s been hard for me to find an inspector that catches everything. I prefer to hire and get inspections from individuals who specialize in their fields. Watch out for cast iron plumbing, electrical, structural, proper drainage, radon, etc… when walking a home, get in the attic and crawl space with whoever is doing the inspection. I’m 3 weeks out from closing and dealing with most of these issues on a 1960s home. Good luck!

@Max T. I’m not worried about the tree hanging over, I’m worried about it falling over. It’s a dying tree and a total hazard

@John Teachout Thanks! It’s a tall pine with bad lean and covered in vines. I think even with a trim, it’s landing on my house

@Ken Nin thanks Ken! That’s what I’m thinking. However, I am no longer willing to split the cost with her. I feel like she wasted my time and it would have been cheeper to cut it down when I had my others cut since they offered bulk discount. And you’re correct, the tree is on her property so I’m allowed to trim but can’t enter her property without permission.

@Matt Ziegler Thanks! I have actually done all the above mentioned. I provided her three quotes and offered to split the cost. After spending my time driving and meeting with these companies, she said she has decided to use her own company.

@Bryce Betley that’s really hard to answer because of all the variables. I do most patch work myself as it’s pretty easy to do. For full sheets I pay $15 per board for install with at least 100 boards. And yes, if they are priming and painting, it should be 100% to your satisfaction. If painting trim, they should be caulking as well.

Have a question and was looking for some direction. I had my property lines survey on a rental property and found out that a tree in the middle of the fence line is actually on my neighbors property and not both of ours as I originally thought. The tree is a hazard, leaning towards my home and covered in vines. I offered to split the cost to remove it and she had originally agreed and then said she would do it on her own. I have all my communication via text. She has not removed it and it’s been 3 months. Should the next step be to send a certified letter, and should something happen she would be responsible due to negligence? Am I good with just the text message communications?

Any help is appreciated.
