Have you looked into buy and hold investing? You can have a PM manage the property which will not require much of your time. Just make sure the numbers work out that you have some cash flow while building equity.

Some banks are more willing to listen to a story loan (more to the loan package then what the application shows). Try your local more regional banks. If your still not finding a solution or have time constraints, contact a broker to help you out. A broker may have a lender that would be willing to listen to your story.
