Are your properties SFH? I have lenders that lend on a variety of investor owned properties, SFH to multifamily; but they are not in the Albuquerque area. Let me know if your interested.

Every HML is different; some only lend on price paid, others will lend on ARV. After you have done a few deals with a HML they may fund you at 100%. In the beginning, expect to put in some money; how much varies with lenders and specific deals. Under resources there is a list of HML. Good luck.

Buying something in the Odessa/Midland area is scary right now. Will it keep its value and will you be able to get tenants? If you can find a really good deal, you can buy now; other wise I would wait and see what happens over the next year. Come to the REI meeting tonight and you will meet some other local investors. @Andrew Schaefer An appraiser friend of mine told me this regarding whats required, Can I sleep there? Can I get ready for work (shower, Toilet, and sink working)? Can I cook a meal? FHA and VA have more specific guide lines.

Talk to other lenders. If you want individual loans for each property, there are lenders who will do that.
