@Jayde Dick  Have you checked out any Meetup groups?  I know there used to be one in the Quad Cities, but not sure if they still meet.

There is also a Quad Cities real estate investors FB group you might want to check out.

Based on the example I used, $50,000 would be the most I could pay for the property.

@Alex T. & @Maynhia Stott  Iowa is 24% with a 2 year right of redemption.  They are sold once per year, usually in June at auction.  They don't offer OTC certificates.

@Ronnie Monroe My contracts say that I have 90 days to find, qualify, & have the seller approve a tenant/buyer. If I can't get a tenant/buyer in place in 90 days,  we can either part as friends or I can continue, if the seller wishes, to keep going until we get someone in the home.  It also states in the contract that the 1st payment isn't due to the seller for 30 days after the tenant/buyer is in place.

@John Kruck sounds kind of like my town of around 500.  I think that also includes the cats & dogs.

I have done a few lease option deals around here, but I mostly focus on the Iowa City area because it's a growing college town and it's only about 40 minutes away.
