Investing in small towns

Real estate is pretty saturated especially in desired areas. My home town has a population of about 20K and growing and I'm thinking about investing in it. However I'm afraid of slow turnover due to the small population. I now live in a more saturated area but I know their is more competition among investors. My question is should I invest in my home town with a small population but less competition OR my current town with a higher population but more competition.

Invest where you feel,comfortable know the area, and most importantly where the deals are!

I would focus on the numbers. If they work, that's a potential property. Then its up to your discretion on if you wish to make an offer.

I recommend staying as local as possible.
