Yes, it depends on the lender and what loan products are currently available.

Conventional loans typically start at 5% down. I would definitely opt for conventional if possible to avoid FHA insurance as it can be a couple hundred dollars a month.

I think you hit the nail on the head. I obviously don't think the deal should feel slimy or wrong, but the end goal is to get your client into a home/investment that is best for them, and often wholesalers have those types of deals. 

My recommendation would be to be upfront about the commission you would want and what you expect to happen in the transaction.

Hi Anissa! I have house hacked a few times personally, what you're doing now will really change your life.

The first thing you have to do is save up a down payment. Then you will need to connect with a local realtor/lender to get prequalified and narrow your search. (I have an agent in the area I would be happy to refer you to).
