This definitely has some upside and see the advantages. My concern is the fees associated with such small investments using crypto. My other concern would be the volatility of the coin or ETF with such a small buying pool.

EXTREMELY difficult to get any city's approval. I would avoid the concept unless you are a seasoned operator in the space.

I think paying for mentorship and learning is a great way to fast-track learning, but I personally wouldn't invest that type of money unless I was bottlenecked in business.

Hey Eric, I'm not too far ahead of you in the process. 
I would find a mentor or become a buyer's agent for a top producer in your market. You'll learn 10x faster doing that compared to working solo and you'll also start making money sooner.
