Hey there, renting by the room is allowed in Tallahassee. It's pretty common with the large student population we have here. The City allows up to 3 adults to live together without any issues. Four adults and up and it becomes subject to the "Rooming House Ordinance." Not sure if the link will work. If not you can Google "Tallahassee Rooming House Ordinance." It should be the first one that comes up.

I've been House Hacking since 2012 where I rented out my spare bedrooms. I also rent by the room in the rental units I own but they are only 3 bedrooms so again I haven't run into any issues.

Yes, I would recommend Kenley Stringer at Rent with Integrity. He's an agent with his own sales team, a property management company, and he is also an investor. I'm an agent on the Integrity sales team.

Properties are going to be area specific. For example I don't deal with snow. Just a few things I've found with my properties. 

- Clean Gutters – Twice annually (Jan, July)

- Wasp Removal- As needed, add on with gutter clean out

- AC maintenance 

- AC filters - every month

- Hot Water Heater drain annually

- Dryer vent clean out annually

- Sewer line clearing – Annually (eventually I will replace this line entirely.)

- Smoke detector battery change out

I'm a landlord in Florida and my tenants recently moved out. I was charging them 1000 a month which comes out to about 33 dollars a day. The cats urinated all over the master closet laminate floors which are brand new. These tenants were the first to have the new flooring. The floors are wet and bowing from the absorption of urine. It's going to take me an extra week to remove all the flooring in the closet, clean, and redo. I know I can charge the tenant for materials and labor. My question is, am I able to charge 33.00 a day against the tenants deposit (the rent I would be receiving from new tenants) for missed opportunity cost? Is this legal? Any experienced Florida lawyers or landlords dealt with this issue?

Does anyone have a reliable handyman in the Tallahassee area? I'm having trouble finding one. Due to today's economy there is so much work and not enough trades people. I've had multiple people come and look at the projects, tell me they would get back to me with a bid, and that's the last I hear from them.

Does anyone know, or have any experience with obtaining a HELOC on a primary residence and then moving shortly afterward? The Credit Unions I have spoke with offer lines of credit for primary residences only. What would happen if I obtained a HELOC on my primary residence and then moved a year later into a new place? Would they freeze my line?
