That is how I started way too many years ago. Mine was a run down mess. It had been vacant for two years (the realtors had a hard time finding the keys). It was actually a large single family that I converted to a duplex. I did the work myself because I had no money and it was a great learning experience. And I could do it at my pace. I still own it today but sometimes get embarrassed when I see my early handy-work. Honestly though I am glad I started that way.

No problem. but I have harvest rights. 

Of course I would donate a few bottles to the land owner. Lol.

I'd grow grape vines over it but I have been know to buy rentals with large lots just so I could put in vines. It's a hobby/obsession.

The asking price on a four unit was 92k. I told the Realtor to put in a 75k offer. She said she didn't want to put in a low ball offer. I got another Realtor and bought the place for 80k. At closing I realized that the sellers husband was a guy I knew in school. He told me that his wife inherited the property and HATED being a landlord and was so glad to get my offer. 

Did I low ball?

My oldest is 1850 and newest is 1937. Lots of craftsmen work. My tenants love them. But get rid of old plumbing and wiring every chance you get.

I had a plumber tell me he loves seeing garbage disposals in rentals.....job security.

I take them out.  Most tenants don't know how to properly use them.
