Figure out how much rent you can get for the units, then back figure based on a target ROI.

Find the dominant wholesaler in your market and offer to birddog for him or her.  Then, you won't have to work free.

As mentioned in my response to your previous posts, a bunch of contracts won't do you any good if you don't know how to skillfully used them.

Since you seem serious about this, find a good on-site mentor.

There may be, but I shall caution you.  You need to know what you are doing to use it properly.  A lot of steps, and if you don't know them, you can get in over your head lickety split.

Two ways to get thing started with reduced risk:

  • Birddog for an experienced wholesaler in your market
  • Invest in hands-on, on-site training

If you are interested in the later, contact me privately.  I am not a trainer, but I shall share with you the guy I used.  13 years and hundreds of wholesale deals later, here I still am.

You don't need a RE license to wholesale in Nevada or any other state IF YOU DO IT PROPERLY.

Problem is too many people don't and get themselves in deep trouble.

You are in a good wholesale market.  Consider investing in a good, reputable on-site mentor who will get you off to a good, profitable start.

You are in a great market for wholesaling.  Until you learn enough to go it on your own, you might consider birddogging for the dominant wholesaler in your market so you can earn while you learn with minimal time and no mistakes.  

The biggest mistake I see people make just starting out is reading an ebook or listening to a podcast and going out there trying to wholesale thinking they now know all there is to know.  Best case -  they waste a lot of time and money, blow opportunities that could have made them money, and raise the ire of the sellers when things don't work out.  Worst case - someone files a complaint against them, and they are called before the state board of real estate and fined.

If you don't like that idea, hire a good on-site mentor.  A good one will spend 3 days in the field with you and set you up with a turnkey business model that all you have to do is work.
