All the information above is what you need! You asked about credit and yes, it's possible to begin your real estate journey without good or great credit. I'm not sure where you are, but I spent time this week talking with lenders. 620 and above should be able to get you conventional financing with the lenders I spoke with and 640 and above for FHA financing. Outside of going a "traditional" route, I've read on private lending, owner/seller financing, and a heap of other ways to get funds for your projects.
Just as @Brooks Rembert mentioned, use the search tool in the upper right and literally type in financing with good credit or poor credit. I've found an answer to pretty much everything I need!
You certainly need to invest your time and resources in repairing your credit. I've gotten mine above 750 now so it's very possible with discipline and determination, all the ingredients you'll need to be a real estate investor anyway! Good luck!

Noticed you were in the DFW area and had to reach out! I'm brand new, but can maybe point you in the right direction...You want your realtor to sell a property on MLS, but you'd also like to get paid? Is that right? Do you own the property? Did you find the property? Are you wholesaling? Just trying to understand!

This is awesome! Thanks for thinking of this & for the heads up @Karen Margrave!
Congrats on taking the first step by joining BP and getting involved in an avenue of real estate! I think it takes a lot of courage to bounce back! I'm especially excited for you and your unique background and experience you've already got!
Check out forum posts related to what you're interested in by searching the site in the upper left. All the avenues already mentioned are great assets. The Learn and Network tabs are my favorite as I dedicate time daily to educating myself.

Buying Auction.com homes is not for the faint at heart, but I've seen our bidders come out well and return every month for bigger and better deals. I'd encourage you to talk to the local bidders there (unsure if you did trustee foreclosure on courthouse steps or REO online) and even the auctioneers and staff are helpful too. Here in Texas we have conceirge staff in the bigger counties like Dallas, Harris (Houston), Tarrant (Fort Worth) dedicated solely to getting you an auction.com account and providing personalized service to ensure you're an educated buyer. We even like to know what specific properties you're looking for and like to shoot a few your way. If the sale was online, connect with us here on the BP community or even Auction.com Community. After you create a new account, you can ask specific questions and Auction.com staff answers.

No mistakes, just lessons! Glad to hear that you've explored your options and it sounds like you've already found an interested party for renting. Your experience here will better prepare you for your next flip. Can't wait to hear about your next success story!

Best wishes on your success. If you ever need anything in DFW, let me know! For more networking opportunities, be sure to check out the Network tab above along with commenting on posts, being responsive, and interacting with members! That's exciting. Let us know your progress along the way. I'm interested in wholesaling to learn more about REI and earn capital to cash invest.

Oh what to do what to do? You can give me the money!!! :)
I kid. But you're in an amazing position to start! I haven't begun real estate investing as of yet, but I've begin reading and listening to these forums. I go out and explore. Karen is right in saying that there's soooo much to consider. Taking that leap of faith! With what I want to do, if I were in your position I'd use the $20K to pay off my condo. Other investors would use it as down payments on other properties, use the money for mass marketing, the options are endless. Best wishes on your success!
