sorry for my delayed reply all of this input from all of you is great and i really appreciate it. basically the most important thing i gathered is to be upfront and transparent with what im trying to do when i find a deal and be honest with the seller because i am not trying to pull one over on the seller or do anything unethical here i just want to be a good wholesaler that can help people and make some money in doing so thanks again

if i want to lock up a wholesale deal with a seller and we agree on a price am i going to need to provide the seller with some sort of proof of funds even tho i plan on assigning it to an end buyer? im not really clear on how this works any advice would be greatly appreciated

 i really appreciate this great feedback and advice from everyone its super helpful i will take your advice and definitely call around to some agents and see if anyone can help me find this option. and yes michael is there any way you could share some numbers with us just so i can see what an actual seller financed deal looks like i have an idea but dont know for sure

Hi i am looking to purchase an investment property in the next few months using seller financing somehow so i dont have to go thru the bank as i would be denied right now for a loan. i am wondering if i should use an agent to find properties for me or is this a waste of their time to help me if i want to use seller financing. i just dont want to be wasting anyones time as i know time is valuable in this line of work and i dont want to make anyone mad. if anyone that has used this method of purchasing a property could help me out here i would  greatly appreciate it as this is new territory for me. thanks

They don't pay me for the reports they pay the website directly and I believe they state its non refundable

I am currently trying to find a tenant for my first rental property and I've had many people come and look at our place for rent. Ive only had a few so far that are truly interested and so I have began the application process through the Cozy website with one potential tenant already. if I have more than one person complete the application process and pay for the background and credit check but only one person will ultimately get the place, so do I need to refund the applicants money that do not get the place after it is all said and done? any help is greatly appreciated

Hi everyone I will be taking on my first tenant here in a few weeks as I am closing on my first rental property which is a duplex that I will be living in on one side and renting out the other. Firstly I was wondering if I should require the tenant to give me first months rent, last months rent and a security deposit which will all total out to be 3000$ as I will be charging 1000 a month for rent. Any input or advice would be greatly appreciated on this topic. On top of that I also was wondering if anyone would be willing to share the rental lease agreement form that they use for their tenants to fill out as I need to create one for my tenants. I am in the town of niagara in western New York. thank you so much
