my first rental property

Hi everyone I will be taking on my first tenant here in a few weeks as I am closing on my first rental property which is a duplex that I will be living in on one side and renting out the other. Firstly I was wondering if I should require the tenant to give me first months rent, last months rent and a security deposit which will all total out to be 3000$ as I will be charging 1000 a month for rent. Any input or advice would be greatly appreciated on this topic. On top of that I also was wondering if anyone would be willing to share the rental lease agreement form that they use for their tenants to fill out as I need to create one for my tenants. I am in the town of niagara in western New York. thank you so much
