Hi - I recently bought a foreclose in Lakes Region (Gilford) that I am planning to rent to my Mom (so not looking to cut corners too severely).  The house has work needs to be done with support beams (rotted) and a lot of rotted siding spots where new wood, insulation and vapor seal need to go up.  It is too hard for the contractors to estimate so they are asking to bill hourly.  

#1 - How do I know what a fair rate is for decent GC's in Lakes region (Is $80/ hour a fair rate?)

#2 - How do I structure this project so I don't get taken advantage of (I won't be on the property every day so won't be seeing their actual hours)

TIA and advice on doing this best way possible!

Association management company - that deals with maintenance, has someone on site a few days a week, etc

Our management company just went through a merger and is not really working out for our condo complex. Looking to see what some other options might be to manage our size complex (~137 units) in the lakes region.  Any referrals or recommendations are appreciated.  Also any advice on what to look for in new management company would be great.  Thanks!

Thanks @Raymond McGill - good suggestion to get a few sources.  My squatter is going to be a handful - so the better prepared I am -- the better my chances for the case.  So it sounds like I could use Rentometer, an agent, and maybe Zillow as my 3 solid sources.  LMK if any others out there.  Thanks everyone on the input - so valuable.

I need solid rental comps for a court case (may get to point squatter on my property is required to pay back rent).  Rental property is in the Lakes Region - any real estate agents or property management companies can provide solid comps?  Any other online resources recommend that are most accurate?  Is Rentometer to go to place?  Thanks in advance for help on this.

I recently completed my first investment purchase - a distressed home via auction.com. The previous owner was in the home when purchased and I have been battling with him in court since early May to get him out of the property. I bought the property in my name and made sure to get insurance. He has been picking up on any nuance and filing a ton of motions to extend his free stay at the property in NH. My lawyer is advising to convert the property to an LLC (at a $1K charge by him of course) and that will strengthen the case.

My Questions:

#1 - Understand may need more details but in general is converting my first purchase to an LLC really going to strengthen a case to get a past owner out of the property?

#2 - Setting up LLC in NH - $1K seems a bit much to set up - cheaper avenues I can pursue to do one?

#3 - Are there any other costs in NH ongoing if this is now in an LLC? Are there annual filing fees now?

#4 - I am planning to hold this property - any implications for my husband taking possession of property if something happens (If held in LLC in my name?)

@Lauren Yiu have also been researching short term rentals and interesting to watch your journey.  Could you share high level your rev and costs - could help forum give you more specific feedback.  Also great podcast to listen to with great ideas is this one Could also try contacting Zeona - she seemed a great resource . be sure to share back what you learned!  We are all in this together!

I am looking to build a website to promote  a few short term rentals - would also like option for people to see availability of properties.  Wondering if anyone has experience with some of the vacation/ST rental platforms out there - a few I have seen include Lodgify, LiveRez, Escapia.  Open to any other affordable solutions.

@Lisa Thoele thanks - I actually tracked down the developer for Salish Pond Cottages - love their look and the concept.  Thanks for the article - love it has been popular concept for the West - need to overcome some barriers for the East Coast folks.

I am not as familiar with Tilton or Franklin, but I do know the Laconia market has had some appreciation the last few years to bring prices back to what they were.  The risk is just knowing this is seasonal area and will be subject to price drops as there are a lot of 2nd homes in the area.  Limited multi-family units so may need to connect via some of the local meet-ups to see what experience others have had.  Good luck
