So I just now am learning about crowdfunding and looking at this Realty Mogul company.  The idea of it sounds appealing however looking at the website, it appears you can only invest if you are an accredited investor.

"as having $200,000 of annual income per individual ($300,000 per couple) with the expectation of that continuing, or a net worth of more than $1 million, excluding the value of the primary residence. "

It looks like it is regulated that way for now because of certain SEC rules.  My question is does anyone know if the SEC law will change and allow non-accredited investors to invest in crowd funding.

Ultimately, as a non accredited investor, I just want to know how I would go about investing some money in crowdfunding.   Has anyone been able to do this?

Hey bud, i did end up using them for my last tenant and it worked out great. They provided a link to the web application and then i just used it at the end of my ad. Got a ton of calls (mostly from craigslist) but when I had a genuinely interested tenant, i had them go to that link and they did it no problem. I turned down a few apps and approved a really awesome one. The reports came out good and easy to read. Honestly, i am just going to keep using this site until they do me wrong. It was very convenient.

Let me know if you need more info. Im not sure what more i can say about them. Was very satisfied.

The properties are out there. Your down payment and interest rate will make a big difference on your cash flow. There are Single family homes in the Austin area in which you can get 1% rent (from purchase price). If the rates/down payment are good, you will definitely cash flow. Dont be afraid to go to williamson county. I read an article the other day that said williamson county has one of the best rental markets from an investor stand point in the US. Just have to keep looking my friend.

You are letting your emotions toward your resident manager sway you. Any other situation there is no way you would do it.

Just be really nice about and say you cant help him out.

Found this site on the internet and it seems to be a one stop shop to actually take the rental applications, run credit/background and eviction as well as notify the application if they were rejected or denied. They also provide all the forms that would be needed apparently.

Im very interested in this one just wanted to see if anyone out there has any real world experience with them.

We get laminate (pad-less, add 0.18/sq.ft. for pad material) there as well for about $0.60-$0.70 sq.ft., sometimes lower if we buy whole pallets for installs for multiple properties.
The early on 2mm (<2mm?) install we did was replaced after one tenant. It may have been the vendor, I don't know. But the seams started to fail (and curl) and floor imperfections were broadcast through the product much more than in the 3.8mm version.

Hi Chris, Thanks for the info, I will go with the 4mm instead, i found some at $1.39 and it seems right. My only question now is whether or not I really need that underlayment. From what ive read, the vinyl products dont actually need it however it is recommended. I can see from your post that you do lay pad (underlayment) underneath the floors. Have you ever put vinyl plank down without it? Im guessing the only real benefit it would provide is that it would make the floor less noisy, i dont think it would provide any benefit as far as helping it last longer. Since this is just a rental,I'd like to just not put the pad in to save costs. What do you think?

Howdy yall!!

I have a few questions regarding being a landlord as I will soon be doing my first rental here in Austin.

1) What site do you use to run credit/background/eviction checks? I understand SmartMove or the one associated here in BP is not great for Texas as Transunion isnt one of the popular bureaus here. I havent been able to find a site that can pull all 3 of those reports. (credit/background/eviction)

2) Where did you get your lease contracts and/or all the documents associated with leasing a single family house?

I will be doing all the property management myself on this rental which means I need to advertise and do my own tenant screening. Just need to find the right sources. And yes ive already read the awesome brendan article on tenant screening.
