Questions for texas landlors

Howdy yall!!

I have a few questions regarding being a landlord as I will soon be doing my first rental here in Austin.

1) What site do you use to run credit/background/eviction checks? I understand SmartMove or the one associated here in BP is not great for Texas as Transunion isnt one of the popular bureaus here. I havent been able to find a site that can pull all 3 of those reports. (credit/background/eviction)

2) Where did you get your lease contracts and/or all the documents associated with leasing a single family house?

I will be doing all the property management myself on this rental which means I need to advertise and do my own tenant screening. Just need to find the right sources. And yes ive already read the awesome brendan article on tenant screening.
