Hello Christian,

I didn't buy the property yet. The owner is busy with her daughter's wedding which is on the 21st of June. I thought it would be a better time to present the offer when her mind is clear. I ran the numbers with a few colleagues and my coach, and I am confident and eager to present the offer the week after this wedding...Meanwhile,I am looking at other properties and getting ready for the next! I will definitely keep you posted, and thak you for asking.

You are all so young! I am 62 and a woman. I've been on this GREAT web-site almost every day for nearly 1 year... I'm so eager to close a first deal! Presently working on an 11-unit building.Will be meeting the owner with an offer this week.Can't wait! (I feel like a kid!)

I'm so jealous right now!!! You should ALL come to Montreal next time!

I am  NOT working with a commercial agent.

I am SO excited because the landlord , who is the daughter of the person I sent the letter to ( father passed away ) called me back TODAY!!!

We had an incredibly wonderful  connection ; we are meeting on Wednesday.

She sounded motivated and what I heard was that the property is now a succession...

I used Brandon Turner's approach with the hand written letter!

I called my agent today to ask him what  12 units sold for in the area ,he said between 1.2M  to 1.4 M.

That and the property taxes are the only information I have so far.

Nadia, I don't know what the property is worth.I was planning to call my real-estate agent in the morning.The building is one of the worst on a lovely street. Windows, balcony, and main entrance are a mess! Probably nothing was ever renovated inside . It's  a 1950'S building. HAS potential...

I just mailed the letter yesterday.

I will get more information on the property in the morning when I will go on the city web-site.

I am interested in a 12-unit appartement building that needs TLC in my neighbourhood.

I sent the landlord a hand-written letter yesterday, saying that I am interested in purchasing his  property.

I have been pre-approved for a home line of credit for a fairly GOOD amount.

My question is, if he answers back with a positive answer, what would I do next?

I would like to be well prepared...

Hello!

Finally introducing myself after 6 months of learning with the BP Community. What a GREAT place to learn! and man, some of you are SOOO young! LOVE the energy!

Perhaps I can show you what a 62 year old grandmother of almost 9 children(twins on the way) is able to achieve...

I am presently in the "finding property stage" and "making offers" is just around the corner.

So exciting!

My question to you today is : would it be better to purchase a revenue property under a personal name or a company name; and what are the advantages and disadvantages of each?
