Hello everyone!

So nice to hear from all of you here on BP! What a great site this is! I have been here for over a year and I am finally getting more active in finding leads and making offers...

I am working hard  on closing at least one deal before the end of the year.I will surly keep you guys posted.

Don't give up and keep on going!

Hope to hear ALL of your success stories soon!!!

@Aaron MazzrilloWOW! BREATHTAKINK!

My goal for the next 2 months is to close on at least one of the three offers I have made...

(Find more deals and make more offers)

With all that I have learned this year on REI and with the help of my Master Mind Team , if my goal is attained, I will be more than happy!

It's a start!!!

@Andrew Jones

Hello Andrew!

There are GREAT meet-ups here in Montreal with Le Club D'Investisseurs Immobilier du Quebec. They are held every FIRST  Tuesday evening of every month. It is free for the first time and then $20.00 the next.Thy are filled with inspiration, education and connections.

GREAT place for networking.

This is where my Master Mind team developed!

They also offer courses for a reasonable amount.I took a $4000.00 course which I am completing next month. It includes mentoring and coaching.I am just loving it !

Much like you, Andrew, I was unsure of what path to take. Now, my vision is clearer; I am focused, andI developed confidence. I am now taking action, making offers and having fun  doing this!

You are very young...I am 62(also very young,HA!)

I don't think age has anything to do with what your dreams and passions are!

And like thy teach us on BP, a good mind-set, commitment, determination ,passion flexibility, planning, and last , but not least patience is what you need to get into this game!

Good luck, Andrew ,and reach out any time.

$75K triplex bought 30 years ago in Montreal.

Still living there for free with zero mortgage and $1,200.00 monthly rent coming in

Plus $300K home line of credit.

It's HEAVEN!

11 years? WOW!

Wish I would have been here from the start!

Congratulations and HAPPY ANNIVERSARY!!!

Best site EVER...

This is really a great find and congrats on the rehab! (never judge a book by its cover)

Thanks also for the remark on the wholesalers...I am sure it is appreciated.

Thank you for sharing.

Post: TO UPGRADE A RENTAL PROPERTY OR NOT?

Hello Lisa,

Nice job with your property!

Is this a single family rental or a multi unit?

Perhaps in SFR's it's OK to put a little more on renos in order to attract better quality tenants, and from what I hear on BP, these tenants seem to take better care of the property.

I used to go nuts on my rentals also using expensive upgrades.(multi-family)

I've now learned that tenants are tenants!

No matter what is done to the unit , it will get used up and I have to start all over when they leave...

So now, a nice paint job throughout; bathrooms and kitchen sinks function well;flooring is usually wooden and shiny;and a cute little welcome basket and VOILA!

No more expensive stuff! I'm here to make cash!

Hope thus is information is useful.

Good luck ,and see you around!
