Hey Brandon -I don't know what your threshold is for your upfront purchase price but don't be discouraged if you like Portland you can still find deals - but not typically on RMLS.  I purchased a home in a SE suburb from a great wholesaler to flip for $150k.  You just have to network and find the guys who are really truly good wholesalers.  It took me about six months of concerted effort to find a handful of these guys.  Best Wishes.  Lisa

@Gregory Tran - you got it exactly Gregory - it was the language of sales coaching series - to be honest I wasn'T disciplined enough at the time to put most of what I learned into practice which I now regret.  It is like script practice you have to do it enough that is becomes just natural - really admired Michael Q for his mastery! I am not at KW but if you are interested in picking up these skills I would highly recommend that series - if I was at KW I would re-take it.  Best wishes!!

Hey Troy!  On my second flip I ran into this same issue.  We ended taking it completely off and replacing it with architectural shingles.  It stinks to have to do this.  I agree with Patrick - check your local standards - as a real estate agent in the Portland area if my buyer had a home inspection on a house with multiple layers over a shake roof I know it would have been called out by an inspector as unacceptable.  Best of luck!

Jay, your post made me smile - that sounds just like Nancy!!  I'm picturing her chasing her sweet but crazy cats around the yard.  I haven't been by since you guys finished your house but will have to swing by - I did meet Nancy for lunch about a month ago and she seemed pleased too.  I think if everyone is happy it means it turned out great!

I really enjoyed this thread - thanks so much for starting it.  I have been seriously considering devoting myself to becoming a wholesaler in 2015 - struggling to decide what direction to go in - and your post made me really consider the skills I already bring to the table and the skills I need to sharpen if I choose this path!

This is such an interesting topic Jay!  As a real estate agent this is a focus of a lot of different trainings...I think its interesting that the first time I can really recall hearing this topic discussed by investors was on the podcast you are referring to.  What Michael Q. talked about is almost exactly the material taught in a Keller Williams course I took once a few years ago.  Kind of interesting crossover.  I'm always interested in getting better in this area.

So I would do an analysis using your MLS data or perhaps your title rep can help, to figure out the turnover in the two areas - if there are specific subdivisions or neighborhoods that are experiencing above-average turnover, I would focus on those areas specifically - especially if the majority of sales weren't dominated by just one agent (as a new agent you can certainly break into a neighorhood dominated by someone else but its going to take some time so if you are looking for sales now that would not be a stategy I would bank on). Likewise, if a neighborhood attracts "sitters" (people who aren't going to move for 25 years) and its only 10 years old and you are looking for some quick business that's not a place to focus. You might consider looking at if there are any subdivisions in the zip codes you are considering that are 2-5 years old? If so I would focus on those - its time to start seeing turnover in those neighborhoods. Hope that might help a little. Good luck!
