Post: Cost of New Pool Liner and Equipment

Does anyone out there have a sense of the cost of a new pool liner and heating equipment as well as a pump system?  If I budgeted $6,000-8,000 does that sound reasonable?  I'm in the Portland, Oregon area and we don't have a lot of pools...just wondering if anyone in the area has encountered this and has a sense as to the costs?  I haven't purchased the house yet so didn't want to bother any contractors just coming up with my general budget.

If the foreclosure has already occurred a new party owns and controls the property regardless of redemption rights.  The foreclosed on party has no right or ownership stake in the property. They only own the right to redeem.  Sounds like you need to talk to an attorney - it would be worth a few hundred bucks to get piece of mind.    Lisa

 Hi DaVina, I was a residential real estate broker for 11 years.  If you are getting a license just to do investing I wouldn't suggest that be a place to start.  You don't need it and I think it would be a distraction and you could spend the money on marketing for deals.  If you are interested in building a real estate practice - its an excellent career that will certainly facilitate your investing but takes 100% focus to establish.  The big firms like Keller Williams aren't super friendly for agents who are solely focused on investing.  Their real purpose is for the agent to facilitate transactions for clients and their fees and training reflect this.  If I can help you in any other way or answer any other questions feel free to PM me.  Best Wishes!  Lisa

@Harold Anderson you and your wife are saints.  Thank you for caring for the least of these.  I think @Bill Neves really hit on something.  There is a tiny homes hotel in Portland - you can google the one in Portland - its gotten a lot of national press and I think one in San Fran.  This seem to be a huge movement...many blessings to you!

 Hi Kim!  I don't think that they can encumber the property with additional liens as they are no longer the owner of record - not on title.  I think that the worst that could happen is that they could sell their redemption rights and the holder of the redemption rights could redeem the property.  You could also always double-check with your title company - their attorneys can usually answer these kinds of questions!  Good luck!  Lisa

Develop your people/relational/sales skills.  Books, podcasts, seminars.  Then its all about lead generation and keeping your pipeline full!  If you deliver great customer service and can lead generate you will be uber successful baby!  Find your niche in lead generating.  Are you excellent face-to-face?  Do as many open houses as possible.  Are you a great blogger and good at SEO?  Pursue internet lead generation.  Have a large sphere of influence?  Do a Buffini type-referral based system.  Like to door knock?  Pick an area and "farm" it.  I would decide how much time and money you can devote and choose one or two methods and STICK WITH IT.  If you can get good at lead generating then you will have enough business to hire out what you aren't good at or don't want to do.  Commit and don't give up.  LEAD GENERATION!!  Focus on getting business - until you have a client nothing else matters...you need to be laser focused on acquiring clients.  Dollar producing activity...Read Gary Keller's Millionaire Real Estate Agent - its about systems and "balance," not just about becoming a "Millionaire Real Estate Agent."

I would suggest if this is a concern for you to go directly to the HUD listing agent and have them write the offer...

 Yes things are crazy right now - Sherwood is in a log jam situation - there are plenty of people who want to sell but they are all sitting because there is no where to go!!!  Good luck on your adventure!
