As a wholesaler is it a good idea to have a sewer scope and home inspection and provide that to potential "buyers?"  I am jumping into the wholesale scene and was just curious as to what the normal course of business is.  I have purchased from a wholesaler and nothing was provided - I wasn't even able to get into the house until after I purchased it.  It worked out but I would have appreciated more info on condition.

So if you want to make a living as a Realtor, replacing your full time income in IT, its building a business.  Its not something that typically, you can just jump in and replace your full time income.  I loved being a real estate agent but its an entrepreneurial venture in itself.  It think the experience I gained in working with clients for 11 year was very valuable.  If you aren't passionate about building a real estate practice I would stick to your current career and put your efforts and focus and passion into becoming an investor.  I think trying to learn a new career, build it into a profitable business and adding investing is a whole lot of new things and pressures at one time.  Just my opinion!    Best wishes no matter what direction you choose!

@Jay Hinrichs Hey Jay!  I think the Rarebird guys are great - I just have another commitment on Monday nights and that is the only day that they have meetings...bummer!  Maybe this summer I'll be able to go to some.  Sorry I will miss you - wish I could make it.  Great to follow your posts.

@Jay Hinrichs Wow Jay!  What a deal in that location!  Awesome!  I was just listening to the recent podcast on this and thinking that since we don't have a ton of MH parks in Oregon its something I had never considered.  Intriguing.  Hope all is well with you guys!

Its really difficult to find a cash flow investment property in the Portland area.  I have worked with a few investors and am always looking for myself.  Not sure where you live but I have seen some in the Newberg area that do better numbers-wise.  There also was a great strategy mentioned on a recent podcast with marketing to landlords who are going thru the eviction process.  You might be able to get an off market deal by finding someone who is sick of dealing with tenants.

It would probably be a separate agreement between the agent and the holder of the right to assign. Most agents have a commission agreement form for when they are acting as a buyer's agent on a for sale by owner type situation. Its always been my understanding in Oregon we cannot have commission negotiation be part of a real estate contract. As a buyer's agent our commissions are negotiated thru our MLS system with the listing agent or directly with the seller. I think it would be by separate agreement between the person assigning the contract and the agent - that way it wouldn't show up on the end buyer's HUD which is what I think you are trying to avoid? Love this thread. What a great idea.

Hello Portland investors.  I have been really working on calculating my next step in my real estate career and have noticed that the wholesalers I've been able to connect with are focused on the eastside.  Do you believe that there would be buyers for wholesale deals I might procure on the westside?  Honest answers appreciated!  THANK YOU!  Lisa

Aw thanks so much Jay - you are a great builder - she got a great house.  I'm not sure how the big boys would handle the marketing but I know they would not allow me to use non-RMLS forms and they were super concerned about me doing too many personal transactions.  I have found Premiere Property Group to be a great fit - they allow me to do my thing as long as I stay with in the Real Estate Agency rules and Steve, my husband, can run his retail real estate business seemlessly with them.  Their fees are fair.

I think the pros far out weigh the cons - most of the cons have been mentioned already but I think one of the bigger cons would be in yellow letter type marketing...in Oregon you are supposed to disclose in every communication.  You also have to find a broker that will be flexible with your activity for example you may want to use non-standard forms.  I've found the big traditional franchises to not be investor friendly in the Portland market.  Good luck!
