Hi! If you've not purchased your primary residence yet using your VA benefits (thank you for your service!)...I would look for a multi-plex to buy - up to 4 units would qualify. As long as you occupy 1 of the 4 units, you can have yourself up and going out the gate with 3 rentals all while using your amazing VA loan benefits!

An LLC is for protection but there's a lot of things to follow in order to protect you and each property from a lawsuit against any of the properties. I personally have each of my properties setup in their own LLCs (no biz license required where I am at) and then have a personal liability policy to cover myself as an individual in case someone got through the LLC wall. Keep in mind, if doing an LLC, everything must be done through that LLC - mortgage, bank accounts, rent collection, insurance policies, etc for there to be a wall between you and whomever would target a lawsuit against you or that property/LLC.

Dang, that's super unfortunate. I don't know that I would be willing to roll that dice and if you have a mortgage on the uninsured property, it'll be in default as soon as they find out the policy is cancelled. I would be calling my old insurance company back to switch that one property for now. As for liability, yes, I do the same - all my rentals are in an LLC but I still do a personal umbrella policy up to the value of my assets.

Hi Angela,

My husband and I absolutely love Aruba and have been scouting places there ourselves. I have other STRs in FL and CO but none overseas as it scares me to be so far away. What I've done for our quest outside the USA is to find the best local real estate agent in the area I'm looking in. By best, I mean someone who works with out of country investors, knows the area extremely well and is well connected to local people - property managers, plumbers, handyman, etc.

Hi Sharon,

If you've found a good and qualified company/person to do the rental arbitrage on your property, that's fantastic! So many that I've spoken with haven't made me feel comfortable enough to hand the reigns over to them. As for connecting with others, if you do a search for 'arbitrage' both on the podcasts and forums here at BP, you'll find quite a few others who have talked about this.

Hi Jared,

For my furnished properties, I personally use Airbnb (and set to 30+ days for minimum rental period) and Zillow. I have had zero luck with Furnished Finder or FB groups that cater to the traveling nurse population. If you work for or have connections at any of the large companies, it could be worth a contact to their HR/relo team to see if they have a list you could get on.
