Hi Marc,

I target anyone looking for a stay between 30-6 months depending on the location (I have some in FL and CO that I do MTR in). I post in two places for these - airbnb and Zillow. I used to post in FB traveling nurse groups but found that the thrifty shoppers frequented there. In CO, I am close to many military bases and have posted on their sites but wasn't as successful as just listing on airbnb and Zillow.

Wow! Bravo on your first deal!

I am for sure biased but I would highly suggest using a real estate agent that is a) familiar with that community b) is well versed in selling to non-Mexican citizens and c) has stellar reviews. The agent that fits those boxes may not be the one you purchased it from but it also might be!

I'd love to own in Mexico myself but casually looking for something already built :-)

It's always been a choice. I think that there is a misconception out there that it wasn't a choice before. Commissions have always been a point of negotiation :-)

Hi Carlo,

In each of my locations (FL, IN & CO), it was slightly different...in Indiana, where I'm originally from, I asked friends and family for their suggestions on plumbers, painters, handyman, etc. In Florida, I have an amazing neighborhood with wonderful neighbors. I met the neighbors by door knocking and introducing myself when I was in town. I built good friendships and they are a resource for who to call for each activity. For Colorado, where I live and work as an RE agent, I joined the local chamber and started a networking group. Through those channels, I connected with each industry for my rentals in the area. 

I usually look at Google reviews before calling. If they are positive, I'll call and if they don't answer, my vetting is strongly based on time to call me back. I usually will say who referred me to them and say that they are a friend, neighbor, family, etc and will then ask what their lead times usually are for work to be completed, how they communicate, are they comfortable working with me being out of state, how do they collect payment (terms and preferred method) and do they offer a business rate?

Hi Nora,

Your county should have a process either with the court or sheriff. I would call the sheriff department first and they may direct you to the court but likely they'll have a process for you to follow.

I'm experiencing something similar with my place nearby (on Riverside Dr in Edgewater). I have gotten bookings for 30+ days on airbnb where in past years I've gotten hits through zillow right away. It feels different this year for whatever reason.

We spend 6 months there in FL...usually in the snowbird season so we get the best of both worlds - mountains and beach!

Hi Dirk,

What I've done in new markets I've invested in is join the local facebook community group pages and post about my needs - ISO of plumber, electrician, handyman, etc. Then look up each company and vet them further based on reviews, time to call me back, etc. Another option would be to use a platform like Thumbtack or Angie's List who have reviews and people on the ready for a variety of services.

Hi Diana,

I have several properties that are outside of where I live and I contract with trades as needed and pay them according to the job. So if someone is changing light bulbs out, that would be a different rate than fixing a running toilet or installing new blinds for example. You could try to have a flat hourly rate with them but in my experience, I like to do it by the job so that it keeps everyone honest. Once the job is completed, pics are sent to me, they send me an invoice and I pay via their preferred method.
