Hi,

I would highly suggest using an agent to protect yourself. The seller can choose to not have an agent represent them but you can still have an agent represent you. They can negotiate their fee with you and the seller to ensure they're compensated for the work they are doing.

Process is something that is super important to me. This looks like many things but here are some idea starters for you:

- Ensuring that payments are automated for receiving rent, paying mortgage, paying utilities

- Ensuring the lease version used is up to date & calendar notifications are on for renewal periods

- Tenant screening process is defined and followed

- Turnover process is clear and team is in place

- etc

I would keep calling airbnb over and over until you get someone who can close the loop and fully remove the review. It depends on who you talk to unfortunately and the level in which they care so keep dialing and talking to people there until you get one who cares.

Sorry you're dealing with this. We've had this happen and it took several people until finally the review was removed.

Yikes, that sounds like a bit of a pickle. I would try to remedy with the tenant and say something like, "oops, looks like you overpaid for a couple of extra weeks...I'll be returning this to you as our lease ends 7/15 so a full months rent isn't necessary to carry us to that point." If they don't go for it, depending on your state, you maybe able to get out of the situation but you may not. I'd check your state rules on accepting a full rent payment after notice to non-renew has occurred. Hopefully, they'll appreciate you wanting to return the money right away :-)

Hi Julie,

A lot of lenders don't like to do HELOCs on investment properties but I would click on the lenders list that BP offers and see if you can find one there that may do this. Sometimes local credit unions or banks nearby are more up for this kind of thing.

Hi Nick,

Thank you for your service! If I was you and I had access to the VA benefits, I would see a 4 unit property where I'd have my own space and then rent the other 3 units. This will likely produce larger financial rents back to you as well verses renting out rooms in a SF home.

When you say, 'landlord insurance' what are you seeking - property coverage or liability? If property insurance, it should already be covered by your insurance company and you can ask them to add loss of rental coverage. Meaning that if tragedy happened and the unit was unusable, they'd cover market rent. If you need liability coverage only, you can get a personal umbrella insurance policy from most carriers, likely your current property insurance company would be the one I'd start with.

I am working with a buyer client who is in the market to purchase either a current or previously operated as an adult entertainment club in Michigan. Location in Michigan is flexible but must be a strip club or the like. Happy to make the referral if it's a good fit.
