The house was literally completely destroyed inside by the prior "tenants".  The house is made of block though, and we put a brand new roof on it.  It has a basement as well.  The entire inside is gutted, walls and all, so now it needs removal of debris inside and all the insides put back together.  Any interest?  Financing can be offered as well on this property.  Would make a great rental when done...can make into a 2 bedroom with a value of around $55k, and could rent for $700-$725/month. I have 3 performing notes for sale.  One is owner occupied, with 5% down payment, 9.25% interest, has a year of seasoning and a cute home in Cincinnati, OH.  The remaining balance is $55,964.81.

Two other notes have borrowers that are LLC's, and properties are tenant occupied. These have 10% down payment, 8.5% interest, and 6 months seasoning. The remaining balances on these are $28,789.44 and $47,489.81. These payments have been very timely!

I own 4 SFR's and the total value of the 4 is probably about $150,000. I've owned them for almost a year, and bought them cash. We are however wanting to get our cash out and are looking for a refi opportunity. I haven't been able to find a bank that would do this, so am seeking the private sector. Any recommendations or companies you could refer me to that could help get a cash out refi on this type of property? Any help would be greatly appreciated!

Enjoyed reading through this thread.  I took Gene's course last April...we were building 4 family rental properties, but decided to change the design of the properties and make them into RAL's instead.  The shell is basically the same, but obviously everything changed inside.  We open in August if all goes well this next month with getting licensure!  It's definitely getting exciting...would love to chat to anyone else who has opened a ALF business.  Our homes will be 16 private bedrooms with private bathrooms, family style set up.

Hello BP community.  I grew up in a family of landlords, and with my rental business have done things in a similar fashion like they all did - where we manage the properties ourselves, market, and meet the tenants at the house.  However, with hearing of a local landlord couple go missing after visiting a tenant to post an eviction notice, and after all of these other recent criminal, and some drug related violence in neighborhoods I sometimes have to go to, I have become increasingly scared.  I have heard of some landlords meeting the tenants at a public place like McDonalds, getting their license from them in exchange for the keys so they can go view then come back....or of having a lockbox on the vacant house, having the potential tenant send me photo of their ID for LB code....

I'm looking for suggestions on how other landlords meet tenants, or allow tenants to view the house without having to be alone in the house with them, and also not taking a ton of time meeting multiple people at a house 45 minutes away.  Any suggestions would be much appreciated!  Thank you!  (This is also a step in making our business more time efficient - as it's one of my 2017 goals! :) )
