Hi, I have just a few rental properties I am looking to get a refi on. I own them outright and need my cash back out of them.  They are homes in great shape but not real expensive ...anyone know of a lender that I can use to get this refi at a decent rate? Thanks so much.

Hi Alex, I'm an investor in Ohio.  Property taxes are a little higher in Ohio compared to Kentucky or Indiana (I'm in the southwest corner of Ohio - Cincinnati).  I enjoy doing the investing here.  There are unique things you can do in any marketplace.  I will say the good fix and flips go so fast though!  If you're into rentals, there are definitely a lot of options.

I have a fairly new note created that I'm looking to sell.  It has a 5% ($3,000) down payment, with an interest rate at 9.25% fixed and a 20 year term.  Monthly payments are $522.04 plus insurance and taxes.  There have been two payments made and the home owners have been very nice to work with.  The note is for sale at a 12% yield for $47,411.

These are two well maintained homes in Dayton, OH that are cash flowing. One has a long term tenant (6 years) and is on HUD Section 8, and rents for $515/mo. plus all utilities. I've already discussed with tenant that the rent will be going up $25/month come January, when the annual inspection takes place. This home is a 2 bedroom/1 bath with a full clean, dry basement and w/d there as well. It has a private driveway on a quiet street and a fenced in yard, shared with the neighbor and the other property we own. This house is also for sale as a turn key rental. It has a new tenant in there, but previous tenant was a section 8 tenant so the house had also been inspected yearly. This is a 1 bed/1 bath home with a full basement and an extra lot next door. The tenant is responsible for the yard and all utilities and it rents for $425/month. The total price for both homes is $42,000. Contact me if you are interested!
