Started out just like you. Few things I've learned from reading BP for a few weeks times.
- No deal is better than bad deals
- Take time to learn
- Be comfortable with our ability to analyze deals + rehab cost before jumping on a deal

Hey David. Take care of yourself. I know what it means to have a full time job and REI after hrs. I spent so much time reading/researching that I pretty much used up all my energy. Take a breather. More ideas come when we are not super tired.

Forgive me if this has been asked/answered before.
Since 15 yrs and 30 yrs note are affecting the cash flow outcome, we might not be talking apple to apple when we talk about cash flow. Are investors generally using 30 yrs in this calculation? Would someone please explain.

Thanks for the feedback. Where's your turnkey market? What's a current decent one? Which company did you use? Any details appreciated. If I can just follow a blueprint, I'd be happy too. I am just looking for a decent investment, not a killing one :) I am a network test engineer :)

Hi Nick,
Welcome. It looks like we join at the same time. Like you, I've spent the last few months reading books on REI. They give some ideas and background but I know exactly what you mean about "where to start". I have the fund, good credit, know the basic analysis, and yet still don't have anything concrete. I'll be interested to know your progress.
