Hi Danny,

This first thing to do is to get education - and a clear understanding of the notes business. Search the BP site for their podcast on notes and start reading the post. Make "notes" one of your key words as well. I to am new to the notes side of this business. I run a REIA. so I am lucky to have many investors and recently had a national notes speaker. I now have my first note and getting the hands on education. (boy is there a lot to know and understand). But, that's how we learn - by reading - networking - and doing the deal!

Welcome to BP - you will find great people on this site.  They have a ton of knowledge and are not afraid to use it (smile).  connect and follow those with similar interest, you will be surprised - BP is truly a giving community to help you succeed. To help with your education find your local Real Estate Investment Association in your area. Even if they don't have a class you are interested in - go - network - learn the information for a later time. I promise you all education is valuable at some time.

I'll be happy to pick your brain.  I too started a sub-group just for notes.  We had our first meeting this past Tuesday and will meet every 2nd Tuesday of the month. I really like this end of the business and want to make it work for me.  I have been around investing for a while and this shinny object has really caught my attention.  I have  found my nitch.

I have been involved with mailing and seller finance lists for 20 years. If you want to PM me with your brochure I will critic it for you. I could send you two very effective letters used by subprime lenders to by seller paper before those companies imploded. I can also point you to the real end buyers of these notes and the best list sources for seller carried notes.

You are absolutely correct - this is what I am doing, working with one company.  When they did not purchased the note, I started going on line and finding other companies to work with. well OK then-sounds like I have a lot to be aware of. I have heard of notes for quite some time. I run a REIA in Palm Beach County and recently Eddie Speed spoke for me. I did take his 3 days class, but I want to get started on a smaller level and work up. I purchased a course from Charter Financial, a company that will buy SF notes. I will now start to read more based on your response. Thanks for opening my eyes to the dangers.

I signed up with a company to submit performing notes. I did submit a note but the seller did not accept the offer. I have since stated going on line and finding other places to submit.

Is this the best way to go about building note buyers? Also, I have a list of seller financed properties and created a brochure with an application (happy to share with you to get your opinion) should I simply send the brochure? 

Craigslist was a complete bust in finding sellers or buyers.

I recently called on a property owner  that evicted a tenant.  I found out he owned a 10 unit motel and 3 single family homes that he rents by the room.  He wants to sell them all as a package deal.  I am fairly new in investing and not sure  how to price the motel. I have a partner that took a buyer to the property that may be interested.  My thoughts are to get it under contract and to shop it and assign the contract.   Suggestions.....
