Today, I am searching the county site for evictions. I have generated a letter to send to the homeowner/landlord to see if he want to sell his problem property. The strategy is to find owners tired of toilets, tenants and termites. Maybe other investors who want out and are will do seller financing. Any suggestions on this strategy?

Good morning bigger pockets!!

The mornings here in Florida are beautiful! I am excited to start working as an investor. Before the market crash I bought, rehabbed and sold two whole properties. (Smile). I didn't know anything I have been reading on bigger pockets. This is a whole new world! I am looking forward to getting to know many of you and creating great relationships. I have many resources available to me as I am a licensed agent and have worked in loan modification for the bank and now in the foreclosure department for a loan servicing company. I was also the membership person for my local REIA in NC. At this point I have no fear -- where do I begin?

thanks Scott , I see your point. I am a licensed agent as we'll and would list the property first, to get the best deal for the homeowner. But there are those who just do not want to work with the bank and are lokimg for another way out. I am very cautious of not doing the wrong thing. I hope is get more comments, so I can see many views on this idea.

has anyone used the making homes affordable programs to help in finding motivated sellers and investment opportunities? I worked with a. Company that send us to the homeowner to see If they wanted help to save their homes and many were not able to. Most we're very motivated to move. Do you think I would be waisting my time with this approach? This would be two fold for me, I do know the programs and can help people along the way as we'll. I would be providing a service and finding opportunities.

I am a licensed agent and have done 2 rehab deals. I purchased as wholesale and sold both just before the market went south. I moved the NC and became a broker, worked with Freddie Mac as a listing agent and I educated myself in the default industry. To increase me investment skills, I got involved in the NC Metrolina REIA on the membership committed and attended and purchased many programs. I have a head full of knowledge and ready to use it. To connect with other local investors, I started a meet-up in the Lake Worth area. I would love to connect with investors to share ideas and work together to find and put together deals.
