How is the best ways and where to buy notes? I am just beginning in investing.

I have invested in non performing notes but now prefer performing notes. The risk is much lower, they cash flow from day 1, and you still have the property as collateral should they default. I also sell partial notes, which means I buy the entire note and sell part of the payments. I may buy a note with 225 payments left, sell 200 of them to recoup my capital, and my investor is paid 1st. They get all their capital back plus their return, and I collect on the back end. All notes are serviced by a third party, and I have a vested interested in that note performing, otherwise I lose my back end. I am happy to discuss more about this model or my experience with performing or non performing notes.
