If you deal with a small local bank you should not have any problems getting a load for 40k... I was just looking at a property for 36k and was approved and had an approval letter in 2 hours.

Many small local banks will give you loans on lower value properties if you can show that you personally can cover the mortgage and if the property cash flows that makes it a lot easier as well.

Just try a small local bank... you may be surprised.

I did not mean to come off so negative in my post. I'm glad this information was helpful for you. I have been on many other forums that pulling up really old threads is looked down upon I I kind of feel the same way and wanted to think what others thought about it as well.

Primo_Coach: I like the fact that you are contributing to the forums here although I don't agree with everything you talk about.

I don't know if it is bugging anyone else or if it is just me but why are you opening up all these extremely old threads? A lot of them that you have been replying to lately are from 2006!

I'm not sure anyone else feels the same way but I open these threads and read through the responses and yours thinking that the person who started the thread is going to respond with more information and then realize that no one has posted in the thread in over 2 years and there is a good chance the thread starter is no longer even watching the board.

Just my 2 cents... sorry it has been bugging me a little lately.

I was just thinking about how my auto insurance premium is figured using my credit score as a determining factor.

Does anyone know if you can do this on rents? To me doing this with rents would make more sense then insurance.

Could I post a listing saying that rent is $450 per month variable based on credit? This would allow you to post a low rent for people with perfect credit (very few will even be close) and then once you run there credit you could come back and say they there score is a 610 so there rent would be like $550 a month.

Would this be legal? The insurance companies do it all the time?

Just food for thought and discussion.

Post: Setting up Section 8 in Ohio

Hello,

I'm working on purchasing a rental property. I was hoping someone could sent me some information on how to go about getting it setup to be available for Section 8 in Ohio.

I don't really know anything about this process so I will need as much information as possible. I know Mike is in Ohio and has some section 8 properties... hopefully he or someone else can help me find the information I need.

1. We replaced all the doors throughout the house with 6 panel molded prehung doors for about $35 a door plus install (The install costs less than the several layers of paint and primer that would have been needed to repaint those old doors.

2. Thanks on the comment... the tile work was one of the few things I did on my own.

3. We really liked the build in book case that was there... the other piece of it had to go though in order to create a much more open floor plan.

4. All the colors in the house from cabinets, carpet to smoke stained walls were horrible. Even the smell from inside this house at the start was extremely overwhelming from 30 years of smoking and never opening any windows (according to the neighbors)

5. The kitchen, dining area, and hallway were all just laminated and the people absolutely loved it... they could just not get over how nice they thought it was.

6. That door that is missing in the kitchen was an entry into the "Master Bathroom" you could actually stand in the kitchen and look through the bathroom and see the master bedroom. We removed the door and made a true master bath out of it... this was one of our best ideas we came up with I think.

Most of my materials came from Lowes... I had several 20% off coupons and this helped keep the cost down quite a bit.

My bathtub, shower and carpet all came from Menards as no where else could even compete.

All of my kitchen cabinets, bathroom vanities and countertops came from Carter Lumber (Local Lumber Yard) No one else could compete with these prices either.

We do not have a Lowes or Menards in the town I live in and I had to go to the closest town that did have these an hour away. We are in the process of getting a Menards built right now so on my next flip most everything will probably come from Menards unless Lowes or somewhere else is a lot cheaper.

As far as the front of the house goes... we replaced the verticle soffet style siding with the tan vinyl siding, leveled the steps, replaced the house lights, front door, storm door, landscaping and the roof. That was about it for the front of the house.

As far as advertising goes I just had 4 18x24 FSBO signs made with arrows and address... and 1 to put right in front of the house with a tube and a bunch of fliers that I made myself.

I don't think they will all go this easy as far as getting them sold but this one worked out really well.

I checked with every furniture store in my area and they all said that they have done staging before but it had never lead to any referrals so they would no longer do it... I even offered to pay $1000-$2000 for the staging and they still refused...

Guess they lost out this time... Maybe one of them will come around at some point.

The only work I did personally consisted of:

1. Demo
2. Tile Work
3. Replaced all outlets and switches
4. Power Washed outside of house
5. Cleaned up everything

I didn't do much work myself. I have a very quick contractor that works with 1 other guy for a very reasonable rate.

He does not show up everyday as I would like but based on his work, time frame and his price I really cannot go with anyone else right now unless his work level drops.

He basically did the complete remodel including the roof for about $7500 in labor. Other estimates I had received were $13,000-$19,000 for just the labor.
