Just had some questions about how much of the profit I can expect to put back to pay capital gains taxes. I want to put it back and invest the rest into my next property.

Just wanted to give an update on my first flip... Sorry, I don't have any after pics yet but will have them in the next couple days.

I have just a few very minor things left to do... about 2-3 hours worth of work.

I'm meeting with some people tonight to sign the paper... the house is SOLD already!

Final numbers:
Purchase Price: $72,000
Materials: $16,466.92
Labor: $9,185.00
Advertising: $137.65
Expenses: $79.49
Garbage Disposal: $486.78
Furniture Rental: $216.81
Landscaping: $967.02
Tree Removal: $150
Buying Closing Costs: $1500.00

Holding Costs: $1,435.87

Total Investment: $102,625.54

Selling Price: $134,000

Sold the house ourselves so no agent fees.

Total Profit: $31,374.46 - Selling Closing Costs

I think we did pretty good on this deal for a first time. Anyone have any comments or questions on any of my numbers?

I went ahead and cleaned the whole thing with Muriatic acid. This took off all the old grime and smoke tar stains... I think it looks much better than before and a little lighter.

This house is now done just finishing up on staging it and will get after pics posted on my other thread. Already received an offer on the house and in negotiations on getting a little more out of it.

This house is a flip. We are almost done and I'm just looking for a way to make the fireplace more appealing.

I have removed the popcorn on the ceiling and painted it white. Went with a neutral color on the walls and replaced the carpet with new walnut color frazee carpet. Also replaced all the trim with bright while. Everything is looking very nice and hoping to put all the finishing touches on the house by the end of this coming weekend.

Anyone else have an idea to lighten up the fireplace? I've had several people (family and realtors) come through the house and suggest that the fireplace is the only thing lacking in the house.

Also, finished pictures will be added to my other thread as soon as everything is completed.

Can someone please help me find a way to lighten the stone on this fireplace without damaging it?

I have no idea other than spaying it with paint or something but not sure how that will work.

Does anyone know how to go about lightening the color of stone?

This looks like a loser to me... I've not had any rentals yet but learning as much as I can about rentals while I'm working on my first flip right now...

if your Principle and Interest is at $398 then with rent at $700 you are losing $96 a month on this deal. This is taking into account the average actual operating expenses in the US of 50%.

If anyone else sees this differently let me know as I would be interested in seeing how you would analyze this deal.

Hi,

I've finally got some before pictures of this home before starting to work on it... All I did was remove 20-25 sq/yards of garbage out of the house.

I think I forgot to upload the exterior pics, but they might be in there...

Notice all of the smoke stains and tar on the walls throughout...

We have a 2-3 more weeks I think and the whole thing will be completed.
