At the time when we were buying the property we were not aware that the neighbor does not have access to an alley and the garbage cans were not in front the property. Unfortunately it didn't cross our minds that this will be future problem. It was a bidding war since this is a very hot neighborhood, decision has to be made fast and shame on us we did not do enough due diligence.

That said once we realize our obstacles we design and build the house so the next door neighbor is as least visible as possible, loaded the property with high-end amenities and finishes. As far as the price go we are $947,900 which is a very good price for new construction in this neighborhood. Average Price 1.1 M to 1.2 M

Thank you Mike for the advice on how and where to check on the status of complain with the City.  

I know that the Google maps do show the garbage, along with the bar's sidewalk/patio seating and I think this is the problem. As we know this day and age the first showing is on line, fallow it most likely by checking the Google maps and possible drive bay. Let's face it the location is not ideal. I do agree that the bar/restaurant next door shouldn’t be a deal-breaker for everybody but the garbage containers on top of it?

As far as the price go, new constructions in the immediate area range $1.1 M to 1.2 M and change. I'm at $947,900 taking into consideration the location and size 3000 sq ft. All the finishes are high-end with incredible outdoor space. I had 2 showings so far and 2 very busy open houses and not one person complain about the price. I did ask about the price.

 The owner of the bar owns the building so this is a dead-and.

As far as physically moving the garbage cans it will not help the overall curb appeal. But it will start the "war" with the neighbor. He is not a nice man.

I'm very grateful for all the suggestions that you have given me.

Thank you for your advice I will defiantly contact the ward. 

As far as provided destruction this all been take care of from the beginning. Home was designed and build with no windows on the side of this neighbor. Front iron front fence on the side of this neighbor has artificial evergreen screen 6.5 ft, and 3 evergreen trees 9 & 12 ft. Front porch has a wood privacy screen. Overall I think I've done everything humanly possible to hide/distract but I don't have any way of hiding his big garbage cans on the front lawn. The MLS pictures do not show his garbage cans only the nice landscape.

Hello fellow investors, I need help/advise.

I just finish a 1 M new construction in Bowmanville/Logan Square neighborhood it is listed on MLS but I don't have any showings. I think it is because of my next door neighbor. It is a commercial building with tree apartments and a restaurant/bar on a corner. I know it is an obstacle in itself but my problem goes farther and that's where I need your advice. My neighbor keeps his garbage cans in front his property on the public/city part of the street grass aria which borders directly with my house. I think it is illegal. He does not have an access to the alley but he does have a small backyard behind his building where he can keep his garbage cans. I have tried to reason with the guy but he's not cooperating. I keep calling the city daily and they keep telling me they will send an inspector. It is 4 weeks later and still nothing has change. Any advice would be greatly appreciated haw I can overcome this problem. Who to call? Where to go to get this resolved?
