@Karen Margrave I absolutely read both your posts! 

Everyone else - I appreciate the thoughtful feedback & advice. We are always trying to improve and make meaningful updates to the site across all out pages AND there's not even 50 employees at BP (at least not yet!) 

If you are looking for a sneak peek into updates for the Marketplace, here are a few things you can expect to see in 2020: 

- Saved search for the Marketplace a.k.a. Keyword Alerts for property types

- Major updates to the filter & map in the Marketplace SO they work as you would expect them to ;) 

- A new scannable layout to make it easier to find properties at a glance

    @Travis Tekell of course. We did not end up doing anything fancy. To @Andrew Postell's point above, there was no way to buy the property with a loan covering half the amount and we did discuss this at length! Ultimately, my partner on the property did not want to have his name on a loan. I took a private loan from him and we bought the property outright under an LLC. Essentially, giving my partner two immediate types of return on the investment from cash flow and my interest payments. I got a better rate than through a lender on a 15-year loan plus cash flow. We're going to hold the property for at least the next 5 years and when/if we sell, I'll pay back my loan.

    @Trent Chance no offense taken! It's on our radar that the app should be working and performing similar to our site AND with no bugs! Thank you for the feedback, specifically about the Marketplace. My dream is that the Marketplace exists within the app so you get mobile pushes as properties that you are interested in are uploaded and can save them -- (stay tuned!)

    @Ben Feder a QI is a qualified intermediary. They are unregulated and unbias third-party who hold money during a 1031 exchange. They provide a number of services & help during the exchange.

    Looking for advice on how to select/choose a QI during a 1031 exchange? For those of you that have successfully completed a 1031, did you use a 1031 company or did you work directly with a QI or did you work with bank that had a QI?

    Buying a property that will eventually be owned by a LLC, as "child" of a series LLC. There are two owners, however, for the purchase of the property - one owner is paying all cash, the other owner will be financing their half - splitting the property 50/50 for ownership.

    For the owner financing, what is the option(s) for getting a conventional loan that will then be quitclaimed to the LLC?

    Can the owner financing their half get a loan for 50% of the property purchase price without including the other owner? Or would the loan need to be with both owners, putting a large % for the down payment, then quitclaimed to the LLC with an operational agreement that covers the split?


    Any advice on either the loan portion or the LLC portion is appreciated.
