What I really want to know is how to calculate the max purchase price and how the associated costs are deducted. Thanks

Can someone explain the process of how the money is deducted viz the HUD 1. Let's say that you are purchasing a house from the bank for 60k, it can easily sell for 115k which you found by using comparable sales. How is the money for the fixed costs, closing costs and rehab costs coming out in all of this. I need someone to explain lol. hanks alot. I also want to know is the Max Purchase Price method is better than the wholesaler formula.

Hi, thanks so much for your responses. I have a realtor who is my REO agent, I will ask him to run comps on the properties I am interested in. As for the handyman and home inspectors I will look out for that. Thanks so much for the help, may god richly bless your families and your businesses!

Hi I am currently looking at investing in REO's and I would like to know where i can get a reasonable appraisal from. I don't have the world of cash for a full appraisal. I would like to know of any tips that you can give me for working with an appraiser to do a few appraisals ( like 1 or 2 ) fore free. I already have buyers lined up for the homes I plan to contract on. Also, if you can help give the same advice for home inspectors that would be great. Thanks for all your help in advance

I'm relatively new to here and I like the topics and the people here. my name is Levi Lewis and I am a student from Trinidad and Tobago. I am interested in real estate investing and have bought some courses and done some travelling to meet people in the US and learn from them. Recently, I came into some properties from wholesalers. Now, they want the deposit to be sent to thier title company before they sign the contract and send it back to me, is this the right way to do it ? I am a little short of cash right now and do not have the money to deposit into thier account. Due to my location, I do not have access to much motivated sellers. I really need help on what to do, I do have a buyers list though. Thanks for your time, any advice would be great. Thanks friends

I came across a post from one of the moderators here about a formula for the max purchase price : ARV - Fixed costs - Repairs needed - Profit . I do not want to invest locally here, the market here is inflated but the properties are okay priced. I am looking at investing in properties in the USA via wholesaling. I know some people in the orlando area and have a few buyers lined up. I would like to learn to invest in properties and need a mentor. I would love to invest in properties via a LLC and maximize the advantages of real estate. Can anyone help me ? I really want to do business there and have some contacts and even some leads. Hi, The economy here is like the rest of the world, down a bit. I really want to invest in orlando properties, I even started learning about wholesaling and even have a few buyers and some leads to call up. My problem is that I need access to good comps and since my funds are limited that stops me alot. I really want to find out the best form to go into business as I would like to incorporate and apply business credit. I would love a mentor, and maybe migrate to the US becuase my customers wanna see me more lol. Thanks for all of the love so far
