I'm relatively new to here and I like the topics and the people here. my name is Levi Lewis and I am a student from Trinidad and Tobago. I am interested in real estate investing and have bought some courses and done some travelling to meet people in the US and learn from them. Recently, I came into some properties from wholesalers. Now, they want the deposit to be sent to thier title company before they sign the contract and send it back to me, is this the right way to do it ? I am a little short of cash right now and do not have the money to deposit into thier account. Due to my location, I do not have access to much motivated sellers. I really need help on what to do, I do have a buyers list though. Thanks for your time, any advice would be great. Thanks friends

Well welcome to reality! I'm sure the courses you purchased led you to believe that you can tie a property up without earnest money or for very little earnest money ($100.00). Reality is that most sellers know that if a buyer can not come up with any earnest money deposit that the chances of that buyer completing the deal are about nil.

Anyway, how do you plan to complete the property purchase if you have no funds for a down payment?
