@Alberto Camacho I realize this post is a little dated, but i currently find myself in a similar situation.  I chose to put a hold on College because i didn't see how it fit into my core business model of becoming a real estate investor.  I would like to buy, sell, fix, flip, and hold real estate for living FULL time.  At the moment I am a sales manager for a b2b business, and I am a part time real estate agent.

My question to you is: What steps would you consider taking if you were in my shoes?

@John Todd im curious to hear the answer to your question as well.  Do you get the money first, or do you find the property first? I would think that in a market like this one you might want to have the money ready to make a quick offer...

Does anybody have any experience working with a company similar to Solopro in Raleigh NC? I am curious to see what everyone's thoughts are.

High rental vacancy rate can be taken care of by finding a very good property management team, but since I have never even found a property management team out of state at all I wanted to wait to hit places with lower rental vacancy rates. Once I feel more comfortable finding property management I will be more inclined to try a city with higher vacancy rates. Other than that Raleigh and Charlotte both have excellent numbers and meet our criteria. Let's keep in touch because like I said Raleigh and Charlotte are both on my radar!

 If you ever need any assistance in the Raleigh area let me know!

@Rich Ferradino

From your experience do you know how much 21st mortgage might require for a down payment on a mobile home property with land?

@Arik Sikula

I honestly have to give props to @Josue Guerrero.  I got my RE license at the beginning of the year, and i strongly urge you to focus on that first.  If you have time to go out and meet people after your study sessions you should go out to local real estate networking groups.  I have found a few on Meetup.com and you could also check out TREIA.  Its a local real estate investors group in Raleigh.  Feel free to reach out if you have any questions.

Im not sure if you have already reached out to the people before me, but I can see the logic in your thoughts.  It would be a smart move, but keep in mind that what your friend did doesn't always happen, even after taking your time and picking an area that appears to be on the up and up.   Raleigh has always been a very progressive city, and there are many plans for future development and growth. If you're interested in looking at a few properties in the area let me know!

I agree with the response before mine... its takes about 5 weeks to take a pre-licensing course, and its about $500.  If you're still interetested in doing that i would HIGHLY recomend superior school of real estate but only if you can get MELEA LEMON's class.  I just took the class a few months ago so if you have any questions, feel free to let me know!

welcome to BP! I'm pretty much in the same boat as everyone else.  Im Realtor in the Raleigh area.  Everyone else's advice seems to be right on par with my initial gut reaction... Do some research on the land you own and figure out what type of zoning is in place etc.  If there's anything that you think I may be able to assist you with feel free to send me a message! I'm more than willing to help with whatever I can.
