Where to start first?

Hey There BP Experts,

         I am new to the flipping market, however, have years of appraising experience. I have studied, gone to fake seminars, watched online videos, read the books etc.....

         I've put together a team of contractors, plumbers, etc. Now I need to find the right hard money lender to get me starting and hopefully will continue to do business together through out my journey. 

         I am also in need of finding the right properties to do the flips. Here is where the frustration starts. What comes first??.... The chicken or the egg? Do you get the hard money backing before you find the property or vise - versa? I've been working with a few agents that are looking out for that diamond in the ruff for me and I am doing about 6-7 hours a days looking for these myself. I found several sites that claim to have these types of listings, however, when I do my research on them, they are not what the sites claim to be

        I would love to build a relationship with a wholesaler in the Orange County, CA area that is looking to build a business relationship with me as well.

        If there are people willing to help me out, just know that I have completely committed to this process and will be ready to get things rolling ASAP.
